Terms & Conditions

In these Conditions of sale the following terms shall have the following meanings:

“The Company “ is Woodstock Timber Yard Ltd at Ackton Hall Enterprise Park, Station Lane, Featherstone, Pontefract, West

Yorkshire WF7 6EQ “The Building (s)” is the building, erection or construction or the part or parts thereof described in the order

including all items incidental or ancillary there to as specified in such order:

”The Customer” is the person or persons, firm or company who has agreed to purchase the building (s).

No variation of these conditions shall apply unless confirmed in writing by the company from its head office. No employee other

than a Director has the authority to verbally or in writing agree any variation of these terms: only a Director may do so in writing.

By purchasing from Woodstock Timber Yard Ltd it is assumed that the customer agrees to all terms and conditions. If the

customer does not, please contact the company, in writing, within 5 working days from ordering to cancel the order for a full


1. Payment

A deposit of 30% is required to place an order and secure a delivery date.

All our goods are made to order so therefore the deposit becomes non-refundable after 5 working days of ordering. Any

request to change the order need to be made, in writing, to the company no later than 14 days prior to the scheduled install


The full balance must be cleared within 2 working days of delivery. Cheques, bankers draft or printed building society cheques

are not accepted. Goods to be collected from our site can be paid on collection by card or cash (exact change)

Failure to pay on time will delay delivery.

2. Your Right to Cancel

As all our goods are made to order, the customer will have 5 working days after ordering to cancel for a full refund. Any orders

cancelled after this time will be refunded minus the 30% deposit.

3. Cancellation by Us

The customer’s order may be cancelled by us, the company, if the goods ordered were listed at an incorrect price due to

typographical error or an error in the pricing information received by the company from our supplier. A full refund will be


The company may cancel the order if the customer fails to pay for the goods as outlined in the section 'Payment' on more than

three occasions. In this event, the company may cancel your order and refund any payment made which exceeds the 30%

deposit. If the company does cancel the order, we will notify the customer and will issues the relevant refund within 14 days.

The company will not be obliged to offer any additional compensation for disappointment suffered.

4. Products

Products may vary from the images, Illustrations, photographs, descriptions, information and statements contained in the

Company’s brochure, website and literature. These are intended only as illustration and a general guide and do not form any

contract, nor do the same constitute any representation by on behalf of the Company.

Where measurements have been supplied by the Customer, they are responsible for ensuring these measurements are correct.

IT IS THE CUSTOMERS RESPONSIBILITY to ensure that all permissions, approvals and other consents are obtained and the

customer will keep the Company indemnified against all liability costs and expenses which may arise in the event of the

building (s) being erected without any necessary permission, approval or consent.

The Company reserves the right to make minor alterations to the specification without notice.

5. Delivery / Installation

All dates and periods of time given or specified by the company in quotations and contracts are business estimates only and

although the company will use its best endeavours to adhere to any dates or periods of time given, the company shall not be

liable in any way whatsoever for any direct or consequential loss which may result from the delay in the delivery of any building.

The company cannot be held responsible for delays caused by force majeure, adverse weather conditions, strikes, lockouts,

civil commotion or by any other cause beyond the control of the company and such delays shall not be a basis for cancellation

of the order.

The delivery team will be happy to help as much as they can, but they are not permitted to lift buildings over fences, gates, walls

etc... they also cannot carry through houses or any decorated buildings but can take through garages/lean to outbuildings with

sufficient walkway.

It is not the company’s responsibility to carry out any clearance work.

A clear walkway of at least 8ft high and 3ft wide, with no tight corners, is essential for the safe delivery of the building with

minimal risk to team or of damaging the customers goods and/or property.

Delivery cost includes delivery up to 50 metres from the delivery van and down or up the maximum of three steps.

It is an express condition that the customer is responsible for ensuring adequate parking for a large transit type vehicle for the

duration of the delivery/installation. The customer must advise if they live within a RED ROUTE area or if there are any parking

restrictions and supply any permits if required. The Customer is responsible for any parking fines/tickets issued during the

period of installation.

If the company is not informed of any delivery restrictions and our team cannot gain safe access to the customers desired point,

the building will be delivered flat packed and kerb side, this includes buildings to be installed by us and a surcharge of 10% of

the order value will be applied if the customer should need the company to return.

Please ensure that someone with the authority to accept the goods is available all day on the day of delivery. The company

cannot give a time for delivery. Should the company arrive but no-one is present to accept the goods they will be returned to

the company and an attempted delivery charge of 10% of the order value will be applied and must be paid before the company

will return with the goods. Collection can be arranged from the company’s address at no extra charge.

The customer is responsible for the instruction of where to place/install the building in person.

Where the company undertakes the erection of the building (s) it will ensure that reasonable care and skill is employed in

carrying out the work.

For installation purposes the Customer hereby agrees to allow access during normal working hours, and free use of electricity.

The Customer further agrees to be responsible for providing a clear working area including the moving of any shrubs, plants,

trees, telephone, TV and electrical cables as necessary.

6. Base Requirements

The company is not responsible for completing any base work, unless otherwise discussed.

The Customer is responsible to ensure that the base area is complete and constructed to give a solid, level, even base area, of

the correct size and within 6mm of level across the whole of the base. The base must also have a minimum space of 6’’(150mm)

before any obstacle (i.e walls, fencing trees etc).

If the base is deemed unsuitable upon delivery your building will be delivered, flat packed. If you should require the company

to return a surcharge of 10% of the order value will be applied.

7. Privacy Policy

The company is committed to protecting the customers privacy. The company will only use the information collected about the

customer lawfully (in accordance with the Data Protection Act 1998). The company do not disclose buyers’ information to third


The type of information the company will collect about the customer will include: • name • address • phone number • email

address • credit/debit card details, in some but not all cases and always in accordance with the Payment Card Industry Data

Security Standard, all card details are not stored by the company or kept in any way.

The personal information which the company hold will be held securely in accordance with their internal security policy and the


8. Credit Card Security

Credit card payments are processed by Payment Sense terminal. They are not held in clear text. The Company will seek to verify

all card transactions against the cardholder’s address. The company cannot process any card payments over the telephone

unless the card is registered to the delivery address.

9. Warranty

The Building (s) will be guaranteed to be free from faulty installation and workmanship for a period of 12 months from the date

of installation. Any Building (s) supplied on a delivered only basis, will be guaranteed against the quality of goods supplied on

delivery. Should any faults develop during this period we will arrange for it to be repaired including the cost of any parts or

labour required (The company must be allowed fair access to carry out any repair work).

All faults must be reported to “The company” in writing giving as much information and supporting evidence (i.e. Photographs)

No guarantee, Warranty or other representation is given by the Company concerning the incidence, prevention or elimination

of condensation or leaking coming up from the base.

The pressure treatment process is a long-life protection against rot and decay and is not a weatherproof system. The building

will require protection from UV light and water penetration; therefore, no further preservative treatment is required but a

suitable weatherproof coating must be applied as soon as possible but no later than 12 weeks after installation and then at

regular intervals (always apply any coatings in accordance with the manufacturers instruction).

Guarantee exclusions:

General wear and tear, misuse and or abuse or third-party damage.

Minor Water ingress

Damage caused by natural disasters or by unauthorised modification.

Any building that has not been installed onto a suitable base or positioned a minimum of 6” away from any obstacle (as per our

“Site assessment form”) Movement of grounds (i.e. subsidence).

Colour variation or drying marks. On the timber faces.

Timber is a natural product and will be subject to many natural occurring changes as the environment changes around it. This

may result in any of the following Shrinkage, splitting, cracking or swelling (splits and cracks will not affect the structural strength

of the timber)

Items that have not been maintained accordingly.

Ex demonstration buildings.

The risk in the building (s) shall pass to the customer on delivery to the address designated by the Customer and the Customers

liability to the Company for the price will not be affected by any subsequent loss or damage. Until the company has been paid

in full for the building (s) the property in the building (s) shall not pass to the customer but shall remain vested in the Company

until full payment has been received by the company. Such sums shall not be created as paid until all cheques, bills, etc have

been honoured. In the event of a default by the customer the Company shall be entitled to repossess any building (s) which

remain the property of the Company and the Customer shall for the purpose allow the Company access and entitlement to

enter upon any premises where the Customer is in occupation or to where he has access and where any such building (s) may

be for the purpose of such repossession.

Guarantees are not transferable.

10. Maintenance

The building is pressure treated; this means the customer will not have to treat the building straight away. While it is lower

maintenance, it is recommended the customer paints the building with a good quality waterproof treatment as soon as

possible. This will help you to get the longest life out of your timber and reduce the chance of water ingress.

Ensure that an air gap is maintained under the base and around all sides; check on an annual basis to ensure that there is not a

build-up of debris or overgrown bushes/trees that may be against the shed that will encourage a build-up of water to soak in

through. If mould growths appear on the inside this is usually due to lack of air circulation. Wipe down with a diluted bleach

solution as soon as visible. To prevent this from happening, open the door, or window if you have them, when possible. Keep

boxes and other items stored away from up against the walls, especially cardboard boxes. Refrain from keeping wet items

inside your shed which would add to the damp air i.e. wet tools, clothes, or buckets.

While we roof all our sheds with a high-quality roof covering to make them watertight, wooden buildings are not, by their

nature, 100% waterproof. In heavy rain fall, ingress may occur through the timber itself and through the corners of the shed. We

would strongly recommend an application of waterproofing to repel water which should be applied as soon as the shed is


9. Invalidity/Severability

If any term or other provision of this Agreement is determined to be invalid, illegal or incapable of being enforced by any rule

or law, or public policy it will be severed from the Agreement. All other terms and provisions of this Agreement shall

nevertheless remain in full force and effect. These terms and conditions can only be amended in writing by a Director of the


Your statutory rights are not affected by these terms and conditions.​
